Rich Szerman must approve all participants and all expenditures prior to any monies being advanced. Seller(s) who are approved for the "Resale Rennovation Program" agree Rich Szerman will financially support work, cleanup, or other mutually agreed repairs, upgrades, and/or property debts. This amount is not to exceed 1% of the estimated sales price, which includes a $500 administrative fee, and a $495 processing fee.

If Seller(s) is approved for the use of the "Resale Renovation Program" Seller(s) agree to execute a note in the amount requested. All monies will only be paid to mutually agreed upon contractors, suppliers, or other debts against the property. Should Seller(s) choose to cancel the listing contract, decide not to sell, or if the property doesn't sell within 120 days, the funds advanced, including administrative and processing fees, will be due and payable in full within 10 days.

Rich Szerman is not responsible for the scope, or the quality of work performed. It is up to Seller(s) and contractor/handyman to see to it work is completed in a satisfactory manner. Rich Szerman may or may not provide referrals, but any referral does not imply a business relationship or responsibility for said referral by Rich Szerman.

All Seller(s) must apply for and be accepted into the Resale Renovation Program. Acceptance into the resale renovation program is not a guarantee of any monies for home sale. All applicants must adhere to program parameters and Rich Szerman reserves the right to alter or cancel this program at any time with no notice to applicant. Rich Szerman assumes no liability or responsibility for the applicant’s failure to sell and/or close escrow due to any changes in this program.
